Thinking of moving, but worried that the condition of your home may discourage potential buyers? The answer, of course, is to smarten up the place. Some people will happily buy a house or flat that needs remedial work, but many prefer to move into a home that is pleasant and habitable, and doesn’t require money for major redecoration.
This is where home improvement loans can help. Most lenders will consider giving you the money because you are investing it in your most valuable asset. Consequently, if you check out the market, you should be able to find a secured loan at a reasonable APR over a period that suits your circumstances.
First, though, you need to decide what parts of the home need to be enhanced. This is where you must exercise some caution. You must not be self-indulgent and build a swimming pool in the garden because you happen to like the idea and think others will too. In the UK, swimming pools do not necessarily make a property more attractive to a buyer, largely because parents are concerned about the potential danger for young children.
Instead, review the basic elements of your home. Does your kitchen need to be replaced? Do you have an old and grubby bathroom suite? Do you need to install a central heating system?
You may also feel that the walls and woodwork require new paper and paint. If so, make sure that you include the cost of the materials when you apply for the loan.
There are a few further words of warning, however (apart from the money-wasting swimming pool). Don’t waste the loan by spending a fortune on the garden – just tidy it up because you are unlikely to recover the money you spend on landscaping.
And if you have period windows in an old house, don’t be tempted to replace them with modern double glazing - despite any unpleasant draughts. You could not only lose the money you spend on the UPVC replacements, your property’s value could actually decrease!. Use the home improvement loan effectively; being sure to plan and account for all the work and materials that you will use. |
